In collaboration with Hassell, we designed the lighting scheme for Bridgepoint Advisers’ new London office. The project delivers a dynamic, flexible workplace that reflects the client’s culture with a modern aesthetic. Spanning seven floors, comprising all front-of-house areas, including receptions, meeting rooms, private offices,staff amenities and
circulation, the lighting design integrates sustainability principles to support energy efficiency while enhancing user experience, journeys and visual comfort. Thoughtful lighting solutions adapt to evolving workplace needs, promoting connection, focus and wellbeing, while improving operational performance and enriching the overall sense of place.

7 Air Street

At 7 Air Street, we partnered with The Crown Estate to deliver a lighting upgrade that exemplifies circular lighting design in action. The project showcases how refurbished, carefully sourced luminaires and smart lighting controls can dramatically cut both carbon emissions and costs. The panel LED lights were intercepted from a workplace project in Cambridge and refurbished before installation at 7 Air Street. By reusing these existing fittings and
integrating smart lighting controls that adapt to daylight, time and occupancy, the design has cut carbon emissions by 60 tCO₂e. This signifies an 85% reduction in embodied carbon in addition to a 59% cut in operational energy emissions over 12 years. Our circular approach also reduced luminaire costs by 33%, demonstrating that sustainability and efficiency can coexist without compromise. 7 Air Street sets a benchmark for sustainable lighting across The Crown Estate’s portfolio, supporting their progress towards net zero.
